The short answer
Why is my business not showing up on Google Maps? For a realtor, it's usually one of five things: the profile isn't verified, Google marked it a duplicate, the address isn't eligible, it's suspended, or it's live but not ranking for what you searched. Check them in that order. Each one has a different fix.
This page is the troubleshooting list. If you're starting from zero, set up first with Google Business Profile for agents. If you show up but too far down, that's a ranking problem, covered in how to rank on Google Maps.
Step by step: why is my business not showing up on Google Maps
Here's how I diagnose it. Work down the list and stop at the first thing that's broken.
- Search your exact profile name. Open Google Maps on your phone and type your name exactly as it appears on the profile. If it shows up for your name but not for "realtor" plus your city, the profile exists. That's a ranking issue, not a missing listing. Skip to step 6.
- Check verification. Sign in to the Google account that owns the profile. If it says verification is pending or not started, finish it. Google's own ranking page says verifying "tells Google that you're authorized to represent the business, so it's more likely to show up in search results."
- Look for a duplicate. Google's duplicate page says it plainly: if a profile is considered a duplicate, "it won't show on Google Search or Maps." Common realtor causes: an old profile from a past brokerage, a profile someone else created for you, or several agents with profiles at the same office address.
- Check the address you used. Google's guidelines say a business that rents a mailing address but doesn't operate there isn't eligible. P.O. boxes and remote mailboxes aren't acceptable. A co-working desk only counts with clear signage, staff during business hours, and customers received there. If your profile is built on one of these, that's likely your problem.
- Look for a suspension notice. Open the profile dashboard and look for a warning or a "suspended" label. If you see one, go to Google Business Profile suspended and follow the appeal steps. Don't build a new profile.
- Test from where your clients are. Google ranks by relevance, distance and prominence. Searching from your kitchen tells you very little about what a buyer across town sees. Search from a few spots in your service area, or have someone else search.
- Clean up the name. Google says the name should be your real-world name as used on your website, cards and signage. Words like "Denver Homes For Sale Realtor" in the name field are against the guidelines and can cause bigger problems than poor visibility.
- Give it time after edits, then recheck. Make one fix, wait a few days, search again. Changing five things at once makes it impossible to know what worked.
The quick diagnosis table
| What you see | Most likely cause | First move |
|---|---|---|
| Not found even by exact name | Unverified, duplicate, or suspended | Check the dashboard status |
| Dashboard says "duplicate" | Another verified profile exists for you or at your address | Request access or remove the extra |
| Found by name, not by "realtor near me" | Ranking, not visibility | Work relevance and prominence |
| Disappeared after you moved brokerages | Address or duplicate conflict | Update the existing profile's address |
| Disappeared after an edit | Edit under review or flagged | Undo risky name changes, wait |
| Profile shows "suspended" | Guidelines issue | Fix, gather proof, appeal once |
The duplicate trap for agents
This one catches a lot of agents who change brokerages. Google's duplicate page lists the causes: an existing verified profile for the same business, multiple profiles at the same address, or multiple profiles for one business offering different services.
If someone else owns a verified profile for you, request access. Google says the owner has 3 days to respond. If they don't, you may get the option to claim it, though Google says that isn't always available. If you moved, Google's advice is to update the existing profile's address instead of creating a new one. Starting over throws away your reviews.
How to explain it to your client
Sometimes a seller says, "I looked you up and couldn't find you on Maps." Don't get defensive.
"Thanks for telling me. Google sometimes hides a profile while it checks something, like after I update my office address. Here's my profile link and my reviews so you can see them directly. And honestly, that's the same kind of detail I watch for on your listing."
Watch-outs
- Don't create a second profile to "fix" a missing one. A new profile for the same business usually becomes the duplicate, and can make things worse.
- Don't stuff keywords into the name. It's against Google's name rules and it's an easy way to get flagged.
- Don't use a virtual office or UPS box. Google says those aren't eligible.
- Don't delete a duplicate without thinking. Google warns removing a profile also deletes its content and linked managers.
- Don't judge by one search from your house. Distance is one of Google's three factors. Test from where clients live.

Why does my Google Business Profile show up on Search but not Maps?
Usually the profile is live but not ranking for that search from that location. Search your exact business name on Maps first. If it appears, it's a ranking issue, not a missing listing.
How long does it take a new realtor profile to show on Google Maps?
Google doesn't publish a set time. Finish verification first, since Google says verified profiles are more likely to show up.
Can a duplicate profile hide my real one?
Yes. Google says a profile considered a duplicate won't show on Search or Maps. Find out which one Google treats as the main profile and keep that one.
Can I use my brokerage's office address?
Only if you can actually be reached there during your stated hours. Google's practitioner rules require that. If not, set up as a service-area business.
Can I pay Google to show up on Maps?
Not for the free listing. Google says there's no way to request or pay for a better local ranking.
