When a lead asks about rent-to-own, ask one question first: "What has you looking at rent-to-own instead of buying?" The answer is almost always credit or down payment. Then explain rent-to-own vs down payment assistance in plain terms. Rent-to-own often costs a big upfront option fee and higher rent, and the buyer still needs a mortgage later. Many people with a credit score around 620 or higher may qualify for down payment help and buy now. Here's how I teach agents to have this conversation.
The short answer
Rent-to-own is a lease with an option to buy later. The tenant usually pays an option fee and sometimes extra rent toward a future down payment. If they can't get a loan when the option runs out, they can lose that money. Down payment assistance helps qualified buyers buy now, often with little cash. For a lot of rent-to-own leads, DPA is the faster, cheaper path. For some, rent-to-own or credit-building is the honest answer.
Step by step
- Ask the question. "What has you looking at rent-to-own instead of buying?"
- Listen for the reason. Credit? Down payment? Self-employed income? Recent job change?
- Ask the money questions. Exact credit score, income and job, cash for closing, co-borrower. See qualify a buyer before the lender.
- 620 or higher? "You may not need rent-to-own. There are down payment programs, and with your score, many buyers qualify." Book the lender.
- 580 to 619 with savings? FHA with their own down payment may work. Book the lender.
- Under 580, or income too low? Be honest. Point them to their free reports at AnnualCreditReport.com, suggest a nonprofit housing counselor (HUD's counselor list), and check back in 60 to 90 days.
- If they still want rent-to-own, tell them to have an attorney review any lease-option contract before signing.
- Name the saved search right. Something like "New today in [city]: homes for first-time buyers, $X to $Y." It sets the tone.
A worked example (illustration only)
A renter paying $2,000 a month looks at two paths for a $350,000 home.
| Rent-to-own (typical structure) | Buy now with DPA | |
|---|---|---|
| Upfront | Option fee, often several percent of price (e.g., $15,000) | Earnest money plus any cash to close, which can be low with DPA and seller help |
| Monthly | Rent, sometimes above market | Mortgage payment |
| Rent skipped at purchase | None | First mortgage payment is usually due about a month or more after closing, so the buyer skips a rent payment or two |
| Risk | Lose the option fee if they can't get a loan or walk away | Normal ownership risks |
| Equity | Only if they complete the purchase | Starts at closing |
Illustration only. Rent-to-own contracts vary widely. A lender sets real loan terms, and DPA programs have their own rules, limits and repayment terms. Mortgage payments include taxes, insurance and possibly mortgage insurance. This is not an offer of credit. Check programs at CHFA or your state housing finance agency.
How to explain it to your client
"Can I ask what has you looking at rent-to-own instead of buying? ... Got it. A lot of people come to rent-to-own because they think they need a big down payment. With rent-to-own, you usually pay a big fee up front and you still need a loan later. If it doesn't work out, you can lose that money. If your credit score is around 620 or higher, there are programs that help with the down payment, and you might be able to buy now and stop paying rent sooner. Want me to ask a few quick questions and see if that's you?"
Watch-outs
- No promises. Say "many buyers qualify," never "you'll qualify."
- Don't trash rent-to-own. For some people it's the right fit. Explain the trade-offs.
- Legal review. Lease-option contracts are complex. Recommend an attorney.
- Credit counseling. Use HUD-approved counselors, not paid "credit fixes" with promises.
- Lender referrals. Say they can use any lender. Follow RESPA and your brokerage policy.
- Same questions for everyone. Fair housing: judge numbers, never people.

Questions
Is rent-to-own a bad idea?
Not always. It's expensive and risky if the tenant can't get a loan later. Many people have a better option.
What credit score do I need for DPA?
It varies. In our group, 620 is the floor before we talk DPA.
Can rent-to-own money go toward the down payment?
Sometimes, if the contract says so and the lender accepts it. Get it in writing.
Why would a buyer skip rent?
Mortgage payments usually start about a month or more after closing, so the buyer often skips a rent payment or two. The lender confirms the date.
What if they don't qualify yet?
Send them to free credit reports and a HUD-approved counselor, keep sending homes, and check back in 60 to 90 days.
