How to get found on ChatGPT as a real estate agent

By Brian Lee Burke · Updated October 18, 2026 · 5 min read

To get found on ChatGPT as a real estate agent, ChatGPT search has to be allowed to read your site, it has to find a page that plainly says who you are and where you work, and it has to see the same facts on other sites it trusts. There is no ad to buy and no form to submit. This answer explains what ChatGPT reads, the one crawler setting that decides whether you are eligible at all, and eight steps any agent can take this month.

We run these systems every day for our own group, The Kenna Group at Keller Williams DTC, and we check our own sites' crawler logs every week. Where something below is our method or our opinion, we say so. Where it is OpenAI's rule, we link to the page.

How ChatGPT answers a question about agents

OpenAI launched ChatGPT search on October 31, 2024. When a question needs current information, ChatGPT runs a web search, reads the pages it finds, writes an answer, and lists the sources it used. OpenAI's launch post said the feature draws on third-party search providers plus content from news and data partners.

OpenAI said at its DevDay event on October 6, 2025 that ChatGPT had 800 million weekly users. Some of those users are buyers and sellers who type "find me a real estate agent in Littleton" instead of opening Google. The answer they get names a few agents or companies. Everyone else is invisible for that question.

The crawler setting that decides if you are eligible

OpenAI documents three separate user agents. Each one has its own robots.txt control:

  • OAI-SearchBot finds and indexes pages for ChatGPT search. OpenAI says a site that opts out of OAI-SearchBot will not be shown in ChatGPT search answers.
  • GPTBot collects pages that could be used to train OpenAI's models. Blocking it does not remove you from ChatGPT search.
  • ChatGPT-User fetches a page when a person asks ChatGPT to visit it. OpenAI says it is not used for automatic crawling and not used to decide what appears in search.

Open yoursite.com/robots.txt in a browser. If you see "User-agent: OAI-SearchBot" followed by "Disallow: /", or a rule that blocks every bot, you have opted out of ChatGPT search. Many website platforms and security plugins added AI-bot blocking in 2024 and 2025, and some turned it on by default. Ask your website vendor in writing which bots they block. OpenAI says a robots.txt change takes about 24 hours to reach its systems.

What ChatGPT looks for once it can read you

Researchers at Princeton, Georgia Tech, the Allen Institute for AI and IIT Delhi published a study in November 2023 on "generative engine optimization" (Aggarwal et al., arXiv 2311.09735). In their tests, pages with statistics, quotations and cited sources were used by generative engines more often, by up to about 40 percent. That is a lab result, not a promise for one site. It matches what we see on our own pages: specific, dated numbers get quoted.

For an agent, the facts that matter are:

  • Identity: full name, city, brokerage, license.
  • Proof: years licensed, reviews with a source, sales with dates.
  • Local knowledge: current market numbers for your area, with the date and the source.
  • Agreement: the same name, phone and brokerage line on your site, your Google Business Profile, Zillow, Realtor.com and your brokerage roster.

Eight steps to get found on ChatGPT

1. Allow OAI-SearchBot

Fix robots.txt first. Nothing else on this list matters if ChatGPT search is not allowed to read your pages.

2. Say who you are in the first 100 words

Your name, your city and the words "real estate agent" belong in the first two sentences of your main page. Example: "Brian Lee Burke is a real estate agent in Highlands Ranch, Colorado, with The Kenna Group at Keller Williams DTC, licensed since 2003." That sentence is easy for a person to read and easy for a machine to repeat.

3. Put the brokerage name with your name and team name

In Colorado, Commission Rule 6.10 requires the brokerage name in advertising, including with any team name. Other states have similar rules. The side benefit is consistency: one full line, used everywhere, gives ChatGPT one version of you instead of four.

4. Get indexed by the search providers ChatGPT draws on

ChatGPT search leans on third-party search results. Make sure your site is indexed in Google Search Console and in Bing Webmaster Tools. Both are free. Submit your sitemap in each one and check that your main pages show as indexed.

5. Publish local numbers with a date

A line in this format: "Homes for sale in Lone Tree: [count]. Median list price: [price]. Updated [date]." A dated number gives ChatGPT something to quote. Our rule on our own sites is that every market number rebuilds daily and shows its date. A stale number is worse than none.

6. Answer the questions buyers and sellers ask ChatGPT

People ask ChatGPT full questions: "How much are closing costs in Colorado?" "Is now a good time to sell in Aurora?" "What is a metro district?" Give each one a short section with a heading that matches the question, a number, a source and a date. Mark the questions up with FAQPage schema that matches the page word for word.

7. Add RealEstateAgent schema

Schema.org has a RealEstateAgent type for your name, phone, areas served, address and brokerage. It tells machines what the page already says, in a format they read without guessing. Google's rule, and a good rule for any engine, is that structured data must match what visitors see.

8. Earn mentions on sites ChatGPT already cites

When we ran Denver-area agent searches on October 13, 2026, the sources that showed up most were directories and review sites: Zillow, Realtor.com, HomeLight, Yelp, RateMyAgent and similar. Claim and complete your profile on each one, with the same name, phone and brokerage line. Ask every client for a review on Google and Zillow. Never pay for reviews, never write them, and never ask only the happy clients.

A plain warning: no one can guarantee that ChatGPT will name you. What you control is whether ChatGPT is allowed to read your site, whether your facts are clear and current, and whether other trusted sites agree with them.

How to check your progress

Pick ten questions your clients ask, such as "real estate agent in [city]", "who should I call to sell my house in [city]" and "[city] homes for sale". Ask each one in ChatGPT with search on. Save a screenshot of the answer and the list of sources. Repeat on the same day each month. Watch two things: whether you are named, and whether your pages appear in the source list. Your server logs show a third thing: whether OAI-SearchBot is visiting and which pages it reads.

Our free AI Visibility Check runs those ten questions across ChatGPT, Gemini, Google AI Overviews, Perplexity and Copilot for your city, checks your robots.txt, schema and Google Business Profile, and lists the three fixes we would make first. It takes us two business days.

Questions

Can I pay ChatGPT to recommend me as a real estate agent?

No. OpenAI does not sell placement in ChatGPT search answers. Anyone who sells a guaranteed ChatGPT mention is selling something they do not control.

Does blocking GPTBot hide my site from ChatGPT search?

No. OpenAI says each crawler setting is independent. GPTBot covers model training. OAI-SearchBot covers ChatGPT search. Block GPTBot if you want, and allow OAI-SearchBot if you want to be found in search answers.

How long after I fix robots.txt does ChatGPT see the change?

OpenAI says it can take about 24 hours from a robots.txt update for its systems to adjust. Getting cited takes longer, because a page also needs clear facts and other sites that agree with them.

How do I check whether ChatGPT mentions me?

Ask ChatGPT the questions your clients ask, such as 'real estate agent in Parker CO' and 'who sells homes in Castle Rock', with search turned on. Save the answers and the sources it lists, and repeat each month.
